Big congratulations to Ruby Sleigh and Marina Konstantopoulou from the Hayhurst & Co team who both passed their RIBA Part 3 with flying colours today…!

Ruby is currently working on a new development of 6 homes on a backland site in north-London which we will be submitting for planning soon. In addition to practice, Ruby also teaches on the MArch course at Oxford Brookes University and is helping lead the practice’s sustainability initiatives.

Marina is leading two residential projects which are both on site. A refurbishment and extension of a house in Swiss Cottage and a retrofit of a 1960s house in Hackney. Marina is helping lead the practices’ approach to visual representation techniques.

‘A different world’

Edith Neville Primary School in Somers Town, London for Camden Council is our first new-build school project and a building that synthesises so many of the practice’s educational and architectural principles. It is amazing to see it in print – it has been a long time coming! We will be sharing more about the project in coming weeks and months.

Thank you RIBA Journal and Chris Foges for such a thorough, careful and astute write up.

‘Edith Neville is the sort of ambitious, generous and situation-specific building that routinely filled architecture magazines and awards lists in the late 2000s, until the government had an abrupt change of heart and insisted instead on standardisation and efficiency’

‘Hayhurst & Co’s intricate, light-filled building is bursting with architectural ideas and extraordinary spatial events, but none is simply indulgent: every move is rooted in a coherent educational ethos – and evident empathy with young children’

‘Its effect has been profound, says Ruby Nasser, Headteacher. “Some parents cried when we first showed them around” The children are noticeably calmer, she notes, and have greater self-esteem – not least because their school is a match for flashy buildings springing up on every side of Somers Town. Too few new school heads could say the same, but it is what every child deserves”

A different world indeed.

@hayhurstandco

I went for a wander yesterday into the hills of deepest Croydon to see Hayes Primary School in Kenley 10 years after it opened.

In 2010, the scheme had a CABE design review panel and I remember them saying – in a disparaging way – how filthy the screen would be over time because of the proximity of the trees and that overall the scheme lacked legibility between building and landscape.

I remember saying that I wouldn’t mind if in 10 years time the screen became really mossy and sappy as it would symbolise being enmeshed in its sylvan setting and visually indistinguishable from its landscape and that was the architectural ambition. I’m not sure that comment went down very well.

However, I can report that the school looks as good as new (and has done at every point I have revisited or wandered past over the years). The screen still looks sharp and dynamic and the landscape has now matured around it. The building feels quite bold yet synthesised in its landscape context.

I’ll take another trip back in another 10 years.

Hayes Primary School, Croydon. 2010-2012. Following on from last week’s post marking 10 years since the opening of Hayes – a bit more nourishment….

Here are some of the design drawings for Hayes that explore the use of CLT and the relationship between building, material and landscape.

Image 1. This was our first CLT project. It was a hybrid structure (along with some block work walls and steel beams). The CLT is conceived as one of a series of timber interventions.

Image 2. We spent a lot of time testing how CLT elements would read and be expressed relative to one another and the spaces they made. This photo shows the corner of a classroom where CLT wall meets CLT furniture meets removable CLT perforated panel that provides ventilation.

Images 3-6. The CLT was also used to make a 650mm-thick, 60m-long furniture wall that separated the classrooms and the circulation spaces. It provided storage – it looked really heavy (it was heavy!) but it wasn’t structural. The CLT elements were used horizontally and biscuit jointed at the corners. A visual expression of the language of trees in a sylvan site.

Images 7-10 The extension was located at the front of the school – just high enough that the previous building would be concealed from view and giving the impression if a new building. The roof behind the screen varied in angle to provide natural ventilation to the classrooms. The order of the landscape followed suit.

10 years old…! 🎉🎉🎉

10 years ago today, our extension to Hayes Primary School in Kenley, Croydon opened its doors for the first time…

A vibrant extension to a tired and out-dated school building at the heart of its community. The extension provided 4 new infant classrooms, an ICT Lab, a small hall and new administration facilities.

The main façade of the building has a reflective steel brise-soleil that provides shade from solar glare and over-heating to the teaching spaces as well as giving a uniformed building elevation. The perforations vary in size: larger at the bottom to let light in and gradually getting smaller to the top to allow for a greater level of reflection. This mirror-finished screen, positioned at high-level on the building’s façade, reflects the canopies of the mature trees at the front of the school site, giving the illusion that the mass of the building is reduced. Walking or driving past the building gives the sense of a dynamic elevation: a variable, enlivening and visually-engaging elevation.

Ahead of the curve and before we were talking so much about embodied carbon, we used CLT is used as the structure of the building as well as for the central storage wall that runs through the extension: a 650mm thick wall, made up from horizontally stacked timber panels that give an internal elevation of exposed timber end-grains. The solid-timber pieces are cut and stacked to form openings in the wall, through to the classrooms, and with recesses on alternating sides that form shelves for the school library, seats and reading alcoves as well as storage for classroom equipment and teaching materials. When stacked and biscuit-jointed, the end grain of the pre-fabricated element appears as a substantial and solid core at the centre of the school.

Amongst others, the project won a 2013 RIBA National Award, the NLA Award for Best Education Building and was the NLA overall winner: Best Building in London in 2013.

Here’s to the next 10 years…!

Our team were delighted to be joined by Luisa and Ima from Harris Academy Falconwood sixth form last week, who came for a week’s work experience in design, model-making and presentation. They got stuck into designing a live brief: family houses on a small infill site behind the office, proposing a top-lit 2 bedroomed home to deal with overlooking and a balcony for outdoor amenity.

They started by surveying the site by hand, drawing and modelling the context to scale, then looked at precedent projects for tight sites within and outside of the office with a trip to end of year shows for inspiration. They developed their proposal by hand and in SketchUp before presenting to the team on Friday afternoon for their first architectural ‘crit’.

Luisa plans to apply for undergraduate courses in architecture next year, whilst Ima is heading for interior design. We wish them both the best of luck and look forward to seeing their designs in the future!

Thanks to Ruby, Temi and Sahba from Hayhurst & Co team from supporting this.

We are delighted to be shortlisted for BD Individual House Architect of the Year 2022.

In the 5 years since we were last shortlisted, we have been working on a range of new-build homes and low-carbon retrofits of existing homes around the UK. Working with amazing clients, our buildings have formed R&D testbeds for sustainable forms of construction and homes that have been sculpted to suit the owners and their sites’ specific contexts.

The projects featured in our submission were;

Grain House: A re-ordered Victorian house with new circulation wrapping around an external courtyard formed crafted from 6 species of timber for different purposes. A garden studio takes the form of a magical imaginary woodland creature nestling amongst the trees.

Green House: A new-build home for a photographer centred around an awesome, riad-style courtyard and with a verdant, planted front elevation. The home is constructed from CLT, heated via an ASHP and with a natural stacked ventilation strategy.

Messuage House: A deep retrofit of a Grade-II listed house and extension that reads as a series of garden structures stepping up a steeply-sloped site. The landscaping forms a luscious ring of planting around the existing house.

Re-found House: An artist’s home and studio, the new house uses recycled demolition waste from the existing site with crushed rubble and concrete waste formed into terrazzo slabs by a local manufacturers to form a ruinous and luminous outer skin.

Good luck to all the practices shortlisted: @napierclarke @erbarmattes @eldridge_london_architects @mclarenexcell @fletchercranearchitects @shedkm @denizen_works

Fingers crossed for 18th October when the winner will be announced.

We are delighted to be shortlisted for BD Education Architect of the Year 2022.

In the 6 years since we were last shortlisted, we have been working with a range of amazing schools and learning communities to deliver exemplar low-carbon spaces for teaching and learning around the UK. Our projects range from single spaces that enable new forms of STEM teaching through to whole schools that capture the ethos of their communities.

The projects featured in our submission were;

Edith Neville Primary School: A new-build, urban school set around a public-open space and constructed from CLT. The school is centred around a family-scale courtyard that welcomes the community in and an internal ‘gallery’ for exhibition and gathering.

Torriano Primary School: An active STEM lab is created from the conversion of an unloved two-storey turret in this existing school. Constructed around laminated ply portals, is a series of spaces for carrying out different types of science experiments.

Peterchurch Primary School: A new-build passivhaus, NZC 1FE primary school constructed in CLT and clad in thatch in rural Herefordshire. The project was co-designed with pupils and staff and includes a nurture hub and outdoor classrooms.

Clore Learning Centre; A learning space for children of all ages, the Clore Learning Centre at the Grade-II listed RIBA promotes active learning about architecture. The space creates a series of delightful and adaptable interventions to encourage learners to think about the spaces around them.

Good luck to all the practices shortlisted: @waltersandcohen @jmarchitects @sheppard_robson @fcbstudios @henleyhalebrown @iidarchitects @cottverm

In March this year, I spent three days chairing he RIBA Awards jury for projects in south-west London – the winners of which were announced today.

Along with my esteemed co-judges Julian de Metz, Vicki Macgregor and Euan Millar-McMeeken and co-ordinated by the RIBA’s Jessica Davies, we visited homes, schools, spaces for London’s diverse communities and buildings for national institutions.

We met clients and stakeholder who talked about the amazing journeys their architects had taken them on and architects who had navigated technical, legislative and contractual challenges to deliver such incredible buildings over what has been a very difficult few years for all of us.

We discussed sustainability, social value and architectural enquiry and how the buildings we design contribute to the places we inhabit, the cities we live in and the development of architectural discourse.

A big congratulations to all the winners – very well deserved.

This week, the RIBA announced they are holding a competition for a £20m re-masterplan of the Institute and the first phase of its refurbishment and transformation into a new cultural, learning, work, broadcasting and members’ hub.

In 2017, we won the RIBA competition to overhaul the 4th floor office spaces into a new Clore Learning Space. In 2019, we completed the project: the first learning space in the UK dedicated to the learning of architecture.

The Clore Studio invites visitors to engage physically with the space, developing an understanding of the architecture that surrounds us every day, whilst providing a practical and flexible space for a wide range of learning programmes. The space is a made up of series of delightful and adaptable interventions that promote an understanding of architecture through interactive learning; observing, testing, making and sharing.

Display cabinets proudly exhibit work produced by RIBA learning programmes, while magnetic & drawable folding cabinet fronts enable presentation of work and display of drawings. Tiered bamboo steps and modular stools provide flexible seating for lectures and workshops or can be used as work surfaces or exhibition plinths. Ceiling frames allow construction of large-scale installations or sub-division of the space.

Looking forward to the next stage of the Institute’s development.

Work in progress: Current street-scene image and textured elevation for a new villa comprising 7 flats in the East India Estate Conservation Area close to the centre of Croydon.

Built on the site of the old East India Estate, the six main streets in the conservation area are structured as a series of wide parallel roads on which plots were sold off individually in the late 1800s rather than built-out as a single uniform development. Now with many sites redeveloped each street comprises quite a motley crew of homes.

Our design intends to re-assert some order to the street and re-create a ‘crafty’, turn of the century villa behind a re-instated boundary wall and gates to the pavement. The design picks up on the character of the adjacent Edwardian home whilst building up to the same height as most the buildings on the road: the elevations include a high, darker coloured brick plinth with arced window tops set out symmetrically on the primary bay and informally on the recessed bay.

Model making: It was great to catch up with @sebastiancoxltd at his studio this week.

Sebastian is making a model of Grain House for the forthcoming @nlalondon @dont.move.improve exhibition of the winning projects. Seeing as we won the ‘Materiality and Craftsmanship’ award it seemed only fitting to team up again with Sebastian who worked on the kitchen and some of the cabinetry at Grain House.

The model is designed to articulate the idea behind the project: a series of timber sculptural elements that respond to landscape and context.

The model is made from Ash and the roofs CNC cut to re-create the rhythm of the slats which will then be lightly brushed with a blowtorch to give the roof a graphic edge like the project itself.

Looking forward to seeing it complete and in the exhibition that opens at the end of the month in Coaldrops Yard.

More details to follow…

Work in progress: A test section for a pied-a-terre in west London.

We have been developing options for a 58m2 micro-site: a gap between buildings and under a tree in Earls Court, west London.

This has included testing different ways of creating ‘discrete’ space: different roof profiles, structured green roofs and ways in which daylight falls into the accommodation through the leaves in the tree.

Expert witness planning inquiry success: In spring last year, Nick was appointed by Lewisham Council planning department to act as the Local Authority’s architectural Expert Witness in the case of a school building that had not been built in compliance with the original consent.

We prepared an assessment of design, townscape and technical matters in response to appeals lodged against the serving of a multi-option enforcement notice and refusal of a section 73 application as well as providing alternative design proposals that could be implemented to remedy the planning breaches.

Following an intense 5-day planning inquiry in March this year which included impassioned evidence from local residents and the school community as well as expert evidence, the appeal decisions were published this week: the council won with the Inspector agreeing with our evidence and upholding both appeals.

@hayhurstandco

Whoop whoop… We are delighted that Grain House has won the 2021 @nlalondon @dont.move.improve ‘Materiality and Craftmanship’ Award.

The awards citation says:

The prize recognises designs that take particular attention to detail and care when considering materials and finishes: Grain House demonstrates innovative material choices and construction techniques.

Native timber species have been used across the project, the plan configuration is if anything against the grain of a Victorian terraced layout, with a resultantly different sequence of spaces and spatial feel. Walls are of natural and clay plaster, while fully inset timber doors lead out onto the garden, where the extension’s naturally weathered Siberian larch-clad roof is visible, above a charred larch below the canopy.

The studio at the end of the garden echoes the timber-clad theme, providing a convenient space for homeworking, with roof joints rotated in plan to give a roof that gives ornamentation to the structure, plus a picture window back to the main house.

‘I’m very impressed by the detailing of the junction of the roof and the walls. It’s worked very nicely’ – @pgsmurray, Judge.

‘He was saying it’s gnarly, but it’s actually pretty perfect. That’s quite difficult to get right… It’s perfectly intimate’ – Amin Taha, Judge.

Earth Day: The amount of embodied carbon used in the design of every-day residential projects is not talked about as much as it should be. As today is Earth Day, we are talking about it…!

On ‘Grain House’, we limited the use of concrete and steel and used timber where we could both as a structure and as a finish. We worked with @webbyates who calculated the embodied carbon of the project to be just 191 kgCO2e/m2. This allows the house extension and new garden studio to come in well below the RIBA 2030 domestic target of 300 kgCO2e/m2.

But, there is still a lot more to do and we are going to keep talking about it…

The successful candidate will be a design-led motivated architect that can deliver high-quality projects.

Hayhurst and Co. is an equal opportunities employer and a member of the London Practice Forum. We are keen to receive applications from a diverse range of candidates and we actively encourage applications from under-represented groups.

Key requirements:

·RIBA Part 3 (or equivalent qualification) and be ARB registered
·UK-based practice experience
·strong design skills and technical detailing knowledge
·experience across all RIBA work stages (particularly working at RIBA Stages 4 and 5 in the UK)
·experience of UK regulatory framework including building regulations and CDM
·excellent written and verbal communication skills
·proficiency in Revit, Adobe Creative Suite and Vectorworks preferred
·effective interpersonal skills and the ability to work well in a team
·good communication and presentation skills
·excellent time management, organisation, planning and attention to detail
·ability to work autonomously as well as part of a team
·ability to multitask while working under pressure
·ability to think creatively and problem solve through design

Please submit a PDF of your CV, portfolio and professional work samples (less than 10MB and no links to file sharing applications or websites) with covering letter to jobs@hayhurstand.co.uk. Salaries will be in the upper half of the range set out in the RIBA Guide.

Deadline: Friday 23 April

Landscape dialogues: with a number of new commissions in the studio, we have been thinking a lot about how we make material and tectonic interventions in landscape spaces this week.

How we layer landscape and how we layer our interventions within it. How we synthesise these conditions rather than having one dominate the other. How do our designs reveal the dialogue between the man-made and the natural and how does it play out in terms of hierarchy, texture and tone.

Looking forward to sharing our work in progress soon.

Today, we are reminiscing about our project for Marble Arch Island after yesterday’s unveiling of @mvrdv proposal of ‘Marble Arch Hill’.

In 2016, we won an invited competition to design a new café, event space and landscaped public realm on the same spot. The competition win involved the planting of the dis-used subterranean walkways and the creation of a new timber boardwalk at grade with two mirror-clad, planted pavilions.

It also included trees raised on mirror clad planters raised off the ground. The aim to was to recreate the Italian sunken gardens that once existed on the west side of Hyde Park and to create an immersive landscape experience that would act as a threshold between the hubbub of Oxford Street and the tranquility of Hyde Park.

We’re delighted to be one of the 21 members of the London Practice Forum participating in RE—SET—GO, a programme that will make space for excluded voices and pilot ways to build more progressive and representative architectural communities.

RE—SET—GO will be offering 18 paid work placements for 16-24 year olds from under-represented groups that live in Lambeth, Lewisham, Southwark or Wandsworth. Applications are now open and the deadline to apply is 6pm, 11 January 2021.

See: re-set-go.xyz

Despite the built environment’s influence on our everyday lives, women and Black, Asian and multi ethnic groups are still under-represented in the professions that shape it.

We want to help correct the bias in who gets to shape the cities we live and work in. We know that much more needs to be done to create opportunities in architectural practice, which has a poor track record when it comes to wider participation and diversity.

A number of activities will operate over the coming year, including paid work experience; participative workshops; knowledge exchange events; and 1-to-1 mentoring sessions to support future generations of architects, designers and architecture practices. The programme will provide opportunities for Black, Asian and multi ethnic individuals and women from the boroughs of Lambeth, Lewisham, Southwark, Wandsworth. It is employer-led and will give more than 150 individuals from under-represented backgrounds experience, skills and connections to prepare for employment in architecture practice.

RE—SET—GO is led by @we_made_that @if_do and @gortscott. Employer partners are formed from the @forum.london, a collective of 21 leading London architectural practices which care about the city, its people and its built environment.

Ruined House: Staring on site today, Ruined House is the remodelling and extension of a 1980s, H-plan, pattern book bungalow. Set high up on a ridge in Cromer, north Norfolk, the existing house fails to capture the sea views to the north or open up to the woods to the south.

The design adds a series of site-specific, flint-clad interventions around an over-sized flint chimney: interventions that appear to pre-date the existing house and, conversely, appear as the ruin around which the existing house was built.

Jonathan was looking at how we might find opportunities for positive permanent change to the design of existing learning spaces in the light of new technology and teaching practices rather than the implementation of temporary mitigation and pop-up solutions as a response to the spread of an infectious-diseases.

Issues discussed included openings, table design, information graphics, visibility and connections to outside spaces. Small modifications with small capital investments but with large impacts.
